CAP Rentals Cancellation Policy

To achieve this, we’ve established a comprehensive cancellation policy designed to ensure fairness and transparency for renters and property owners alike. Whether you need to modify your booking or face unforeseen circumstances, this policy outlines the terms and conditions governing cancellations. 1. General Cancellation Terms

To ensure smooth processing, all cancellation requests must adhere to the following guidelines:

    • Requests must be submitted in writing, either via email or through the designated communication platform provided during the booking process.

    • The effective cancellation date is considered the date on which the written request is received by CAP Consulting Real Estate Brokerage.

By following these procedures, we aim to process your request quickly and efficiently while ensuring compliance with the agreed terms.


2. Cancellation Fees

Cancellation fees are determined based on the timing of the request relative to the rental start date. The following policies apply:

    • More than 30 days before the rental start date:
        • A full refund of the paid amount will be issued, minus a nominal administrative fee to cover processing costs.

    • 14 to 30 days before the rental start date:
        • A 50% refund of the paid amount will be provided to the renter.

    • Less than 14 days before the rental start date:
        • No refunds will be issued due to the proximity of the cancellation to the start date, as it may cause significant disruption for the property owner.

These policies are designed to balance flexibility for renters with protection for property owners, who may face difficulties securing alternative bookings at short notice.


3. Amendments to the Booking

Changes to your rental booking are possible under the following conditions:

    • All amendment requests must be submitted in writing and are subject to availability.

    • Amendments may include changes to rental dates, property details, or other terms of the agreement.

    • Amendments requested within 14 days of the rental start date will be treated as cancellations and will follow the cancellation fee structure outlined above.

Additional charges may apply for changes, depending on the circumstances. We encourage renters to make amendment requests as early as possible to increase the likelihood of accommodation.


4. No-Show Policy

Failure to check in or collect the rental property on the agreed date without prior notice will result in a no-show status. In such cases:

    • No refunds will be provided.

    • The booking will be considered canceled, and the property will be made available to other potential renters.

This policy ensures the property owner can maximize occupancy and minimize loss.


5. Special Cases

We recognize that unforeseen circumstances can arise. In cases of force majeure, such as natural disasters, pandemics, or government restrictions, CAP Consulting Real Estate Brokerage may consider exceptions to the standard cancellation policy.

    • Refunds or rescheduling options will be evaluated on a case-by-case basis.

    • Our team will work diligently with affected renters to find a fair solution.

While we strive to be flexible, all decisions regarding exceptions are at the sole discretion of CAP Consulting Real Estate Brokerage.


6. Security Deposits

    • Security deposits paid at the time of booking are refundable upon cancellation, provided no damages or penalties are due as outlined in the rental agreement.

    • Refunds of security deposits will be processed separately from other payments and may require additional verification.

This ensures both renters and property owners are protected and compensated fairly.


7. Force Majeure

In situations beyond our control, such as natural disasters, pandemics, or sudden changes in government regulations, we may revise the cancellation policy to accommodate affected parties.

    • Our goal is to find a balanced solution that minimizes inconvenience for all stakeholders.

    • Options may include rescheduling the rental period or providing a partial or full refund.

8. Owner-Initiated Cancellations

Occasionally, property owners may need to cancel a rental agreement due to unforeseen circumstances. In such cases:

    • Renters will be informed immediately and provided with two options:
        • A full refund of all payments made.

        • A substitute property of comparable quality, subject to availability.
